Sage's Marketing Plan
Here is how we will market your property. Our goal is to give your property the best exposure possible.
1. Virtual Tour. We will hire, at our expense, a company to create a virtual tour of your home and display it on the internet. The tour will be linked to your listing at realtor.com and other internet sites.
2. Professional Photography. We will have your home professionally photographed. The photos will be used on the internet, in brochures, etc.
3. Watercolor Painting. We will commission a professional watercolor artist create a custom painting of your home. The painting will be used in brochures and other advertising. It will be yours to keep as a memento of your home.
4. Board of Realtors. We will directly market your property to other Realtors at Realtor Association functions.
5. Sign. We will place one or more of the Metro Brokers signs on your property.
6. Brochure Box. We will place a brochure box on the sign. We will mail you brochures to refill the box.
7. Brochure. We will prepare a full color brochure highlighting the best features of your home.
8. Lock Box. We will place a lock box on your property to increase showings and provide you with the security of knowing who has shown your home.
9. Multiple Listing Service (MLS). We will enter your home’s information into the MLS database giving you home exposure to all of the Realtors in the Denver metro area.
10. Realtor.com. Your home will be featured on Realtor.com, the most widely used internet resource for real estate searches. It will be listed as a showcase home. Showcase homes are allowed longer descriptions and are free from annoying 3rd party advertising.
11. Re-Colorado.com. Your home will be featured on this Colorado based site.
12. Sage-RE.com. Your home will be prominently displayed on our web page.
13. Other Internet Marketing. We will use at least one other form of internet based marketing to give your home as much exposure as possible.
14. Staging. We will assist you in preparing you home for sale.
15. Pricing. We will prepare a competitive market analysis (CMA) and use it to help price your home for a sale within your time frame.
16. Faxes To Top Realtors. We will fax you home’s brochure to other top Realtors who specialize in your area.
17. Open House. With your permission, we will conduct open houses.
18. Neighbors. We will get brochures out to your neighbors.
19. Personal Contact. We will personally make contact with your neighbors to get their ideas on prospects for your home. We will personally contact others throughout the community.
20. Buyer/Realtor Survey. We will contact Realtors who show your house to get their feedback on buyer opinions of your house.
21. Transaction Management. Your transaction will be managed closely to ensure that your sale concludes on time and as smoothly as possible.
22. Weekly Contact. We will contact you on at least a weekly basis to give you an update on our marketing efforts and answer any questions that you may have.
Why Is This So Important?
Some of you have been curious as to why these things are important steps in marketing your home. I lf you are curious please read below for a step by step explanation.
1. Virtual Tours. We want to make your house easy to buy. VIrtual tours provide a lot of visual information that most realtors fail to provide. This puts your home in the 'easy to buy' category in buyers' minds.
We want to put your house in front of the largest possible segment of customers and agents. Virtual tours can get you showings that you might otherwise miss. If a buyer is not sure whether your house should be on the showing list, a virtual tour can help with the decision.
We want to make your life easier. Virtual tours can prevent unnecessary showings. Buyers can get the information they need to skip a showing that would likely not result in a sale.
Agents can pre-view your house without going to a showing. More agents will bring more qualified buyers to see your home.
2. Professional Photography. We want to make your property look appealing. Most listing photos are taken by the underpaid MLS staff. They take many picture of many houses each day and they do not have time to worry about whether they are showing up on trash day.
Also, most listing provide one shot of the front of the house, end of story. We display 5 or 6 pictures including interior shots.
3. Watercolor Painting. We want buyers to remember your house. In the Denver area, many homes have a similar look. Searching through them on the internet or in the MLS database, they all look the same.
Having a professional watercolor rendering of your home keeps it memorable in buyers and agents minds. This is important so that they can come back and take another look vs stumbling across something else. It makes your home 'stick' in their minds.
4. Board of Realtors. We want to get the word out about your home to the Realtor community. We know what information they can easily get from the databases. We make sure they get the extra information so that your home in not overlooked.
5. Signs. We want your house to be visible. Our big yellow signs are easy to notice.
6. Brochure Box. This goes back to making your house easy to buy. Lets say a buyer or agent is driving by your home. Your home has a brochure available. The one across the street does not. Who's home is easier to buy? When that person gets home with the information already provided on a piece of paper, which house will she investigate?
7. Brochure. Here is another place we use the photography. When a buyers take your brochure home it is now appealing, memorable and easy to buy!
